We’ll start by reviewing your initial wish lists, budget concerns, and local zoning restrictions, and then explore many different ideas with you. We’ll provide both 2D plans and 3D exterior models of your building and landscape so you can visualize our designs—and find the perfect combination of elements that feels like “home” to you.

Many locations require a “design review” permit by the local planning department, often including neighborhood outreach and public hearings. When this is required, we will navigate what can often be a complex and stressful process. We have an impeccable track record working with planning departments throughout the Bay Area.

We will represent you at any required hearings, preparing a formal presentation with helpful graphics to help the reviewers better understand the design rationale for your project. If necessary, we will incorporate minimally impactful design adjustments to garner approval.
Watch Phase 1C VideoOnce the floor plans and exterior design have been approved by you (and the Planning Department, if applicable), our focus turns towards developing the design both inside and out. Virtual walkthroughs include site features and planting, custom trim and millwork design, lighting and electrical plans, and preliminary floor, ceiling, and wall finishes.
Watch Phase 2 VideoOnce you sign off on the Phase 2 design, we will develop the drawings required for construction, bidding, and submittal to the local Building Department for construction permits. During this phase, we will also finalize coordination efforts with engineers, fabricators, and other members of your consultant team.
Watch Phase 3 VideoWhile the building department reviews your plans, we will help you create a pool of pre-qualified bidders with contractors we trust as well as builders you introduce to us. We create detailed instructions and a bid calendar, respond to questions during the bid period, make sure different bids are accurate, and help you select a contractor.
Watch Phase 4 VideoThrough a combination of site visits and ongoing communication, we remain at your service and completely accessible to you and your contractor throughout construction on an as-needed basis. Our Purchasing and Delivery service will help you and your builder procure, store, and receive the finishes our team has selected for you in a timely way.
